Buying

Find the right home, not just an available one.

Buying well in the South Bay comes down to preparation and judgment: being genuinely ready to move when the right home appears, and knowing which homes are worth moving on.

Buying

What a good buy looks like here

Right street, right condition, right price — in that order. I would rather you buy the third home we see than the first one that is merely available.

The process

Six steps, in the order they actually happen.

  1. 01

    A conversation before anything else

We talk about what you need, what you'd like, your timeline and your comfortable monthly number. No showings yet — just an honest picture of what your budget buys in the neighborhoods you're considering.

  2. 02

    Financing you can rely on

I'll connect you with lenders I trust and help you compare what they send back. A fully underwritten pre-approval is what makes your offer credible when it matters.

  3. 03

    Seeing homes with a filter

You'll see homes worth your Saturday. I'll tell you what I notice about condition, layout, noise, light and the street — including the things sellers hope you miss.

  4. 04

Writing an offer that competes on more than price

Terms, timelines and how the offer is presented all move sellers. We'll set your ceiling in advance so you never negotiate against yourself.

  5. 05

    Inspections and real negotiation

We bring in inspectors early, read the reports together, and decide what's worth asking for. Every request has a reason behind it, and I'll tell you which ones are likely to land.

  6. 06

    Closing without surprises

Appraisal, loan conditions, final walkthrough, signing. You'll know what's happening each week and what, if anything, you need to do.

First-time buyers

If this is your first purchase

Expect me to over-explain. You should understand every document you sign and every number in your closing costs before you sign anything. We'll also talk honestly about what a home costs after you own it — insurance, maintenance, the water heater that will fail eventually.

There are neighborhoods where first-time buyers find the most house for the money in this market. I'll point them out once I understand your budget and priorities.

Move-up buyers

If you already own

The hard part is sequencing: selling and buying without being homeless or carrying two payments. We'll map the options — contingent offers, rent-back after closing, or selling first with a plan for the gap — and pick the one that fits your risk tolerance.

Start with a current valuation of your home. Everything else depends on that number.

Questions

What buyers ask me most.

How much do I need for a down payment?+

Less than most people assume. There are loan programs in this area that work with three to five percent down, and some buyers qualify for assistance programs. The bigger question is what monthly payment feels comfortable — we start there and work backwards.

Do I pay you as a buyer?+

Buyer representation is set out in a written agreement before we tour homes, including how I'm paid and whether the seller is contributing. I'll walk you through it in plain language, in advance, with no pressure to sign on the spot.

Should I wait for interest rates to drop?+

Nobody can time it, and waiting has a cost too — if rates fall, more buyers return and prices tend to firm up. The better question is whether the payment works for you now and whether you plan to stay long enough for the purchase to make sense.

How fast do homes sell here?+

It depends on the city, price band and condition. Well-prepared homes in the mid range often go pending in under two weeks; anything overpriced or dated sits much longer. I'll show you the current numbers for your specific search.

Can you help if I'm relocating from out of state?+

Yes. I'll walk homes on video, give you honest impressions of neighborhoods, and structure the timeline so you're not deciding blind.
