Selling
Prepare properly. Price honestly. Sell well.
The outcome of a sale is mostly decided before the home goes live — in how it's prepared, how it's priced and how it's presented. That's where I spend my time.

Selling
Prepared, priced and presented with intent
The outcome of a sale is mostly decided before the home goes live. That is where the work belongs.
The plan
What happens between our first call and your closing.
- 01
Walk the house together
I go room by room with you and take notes on what buyers will react to. You get an honest list: what's worth doing, what isn't, and what it should cost.
- 02
Set the price with real evidence
We look at the homes that actually sold nearby, why they sold for what they did, and where yours sits among them. No inflated number to win your listing, and no cheap price to force a fast sale.
- 03
Prepare the home
Repairs, paint, decluttering, deep cleaning and staging where it earns its cost. I coordinate the trades so you aren't chasing contractors.
- 04
Photograph it properly
Professional photography at the right time of day, floor plans, and video when the home benefits from it. Most buyers decide whether to visit from these images alone.
- 05
Launch with intent
Listing syndication, agent outreach, targeted social promotion, and open houses timed to the first weekend, when buyer attention peaks.
- 06
Negotiate and close
I present every offer with its full picture — financing strength, contingencies, timeline — not just the price. Then I manage inspections, appraisal and closing to protect the terms we agreed to.
On pricing
The first two weeks are the whole ballgame
Your listing gets more attention in its first ten days than in the next two months combined. Price it right and you compete for the best buyers while everyone is watching. Price it high and the reduction you make later signals weakness — and usually lands you below where you started.
On communication
You will never wonder what's happening
You get showing feedback, traffic numbers and my read on what they mean, every week. If something isn't working, I'll say so early rather than letting your listing quietly grow stale.
Questions
What sellers ask me most.
What is my home worth right now?+
That takes seeing it. Two homes on the same street can differ by six figures based on condition, layout and permits. Request an evaluation and I'll prepare a real range with the comparable sales behind it.
Should I make repairs before listing?+
Some, not all. Paint, landscaping, light and deferred maintenance almost always return more than they cost. Full remodels rushed before listing usually don't. We'll decide based on your price band and likely buyer.
How long will it take to sell?+
In a normal season, well-prepared homes here typically go under contract within two to four weeks, with roughly thirty days to close after that. Preparation shortens it; overpricing lengthens it more than anything else.
What will it cost me to sell?+
Commission, escrow and title fees, county transfer costs, any negotiated credits and your preparation budget. I give you a written net-proceeds estimate before you list, so the number at the end isn't a surprise.
Can I sell and buy at the same time?+
Yes, and it's most of what I do. We'll structure the timing — rent-back, contingent purchase, or a bridge plan — around what keeps your family comfortable.
