Home evaluation
What is your home actually worth today?
Automated estimates guess from public records. They can't see your remodeled kitchen, your view, your street noise or the addition without permits. A real valuation looks at all of it.

Why it matters
An estimate off by five percent is a real amount of money.
On a South Bay home, five percent is easily tens of thousands of dollars. It changes whether you can buy your next house, how much you owe, and whether it makes sense to sell at all this year.
Plenty of people request this simply to know where they stand. That's a perfectly good reason, and I'm glad to do it either way.

What a website can't see
Four things that move your number more than square footage.
Condition
A renovated kitchen and a 1978 kitchen read identically in public records. In this market they are separated by tens of thousands of dollars.
The street itself
Corner lot, alley access, traffic noise, the view from the back bedroom. Buyers price all of it. Algorithms price none of it.
Permits and additions
Square footage added without permits can help you live and hurt you at appraisal. It needs to be handled deliberately, not discovered late.
What's actually competing
Your number depends on what a buyer can choose instead of your home this month — not on last year's averages.

The work behind the number
Comparable sales, walked and weighed.
I would rather hand you a range you can defend than a number you want to hear.
How it works
Four steps, usually finished within two days.
- 01
You send the basics
Address, bedrooms and baths, approximate square footage, and anything you've updated. Two minutes of typing is enough to begin.
- 02
I pull the real comparable sales
Recent closed sales on and near your street, adjusted for size, condition, lot, view and layout — the same work an appraiser does.
- 03
I look at the home itself
Either in person or on a short video walkthrough. Condition is the single largest variable, and no website can see it.
- 04
You get a range and the reasoning
A defensible range, the sales it rests on, and what you could do to move toward the top of it. No obligation, no listing pitch attached.
Know the number first. Every other decision about your move — what you can buy, when you list, whether you renovate — hangs off it.
